House Rules:

Children:
Children allowed: ages 0-17
We both have large families! This house is perfect to accommodate large families with children of all ages!
Events:
Events allowed: family gatherings, birthday parties, holidays. We prioritize being good neighbors to others who have properties on the lake and appreciate guests to also be considerate to them with not having excessive noise.
Pets:
No pets allowed
Smoking:
Smoking is not permitted
Damage and Incidentals:
You will be responsible for any damage to the rental property caused by you or your party during your stay that is above and beyond what would be considered normal wear and tear.
Cancellation:
(a) If the Property becomes unavailable to the Tenant prior to occupancy, for any reason, Landlord agrees to refund the full amount paid to the date of cancellation, and Tenant agrees to release any claims against Landlord. (b) If, for any reason, the Tenant cancels this Agreement more than 60 days from the Arrival Date and before their 2nd half of payment is due. Tenant understands that the half security deposit is NOT REFUNDABLE. IF LANDLORD _ is able to rent the property again for the time period that the Tenant canceled – THEN Landlord will give a refund of Deposit paid minus any rental income lost (meaning we had to rent it for a lesser amount we only refund the difference. In addition, the payment will be MINUS a $500 Non-Refundable Management Fee. For Tenant cancellations made 60 days or less, all monies are forfeited unless Landlord is able to re-rent the Property under the same (or better) terms and conditions of this Agreement, for the full Term reserved. If the Property is re-rented under the same (or better) terms and conditions than this Agreement, Landlord will refund amounts paid minus $1000 Non-Refundable Fee. (c) There are no cancellations permitted within 30 days of Tenant Arrival Date. All amounts paid (Reservation Deposit and Final Payment) will be forfeited. Failure to pay the Final Payment in a timely manner will be considered a cancellation under this subparagraph and will result in forfeiture of the Reservation deposit.

- Extra-person charges may apply and vary depending on property policy
- Government-issued photo identification and a credit card, debit card, or cash deposit may be required at check-in for incidental charges
- Special requests are subject to availability upon check-in and may incur additional charges; special requests cannot be guaranteed
- Parties and events (including family gatherings, birthday parties and weddings) are allowed on site; Maximum attendees: 95
- There is a carbon monoxide detector on the property
- There is a smoke detector on the property
